Q- What is I can’t buy at the end of my term?
A – We will restructure the terms and I will do my best to make it work for you. My intentions are for you to buy the house, not rent it forever. Therefore, I’m gonna do what I can to make that happen. You will never lose your credit as long as you ultimately buy.
Q- Do You take care of repairs? (Seller)
A – No! you, buyer, do. It is part of your consideration for the lease to own. When you own, you do your own repairs. As soon as I give you the keys, I consider you a pre owner. However, I will guarantee all major systems for the first 30 days so you will have a chance to check them out and feel comfortable that repairs should not be a problem.
Q- Do I get my deposit back if I don’t buy?
A – No! I am giving you control of my asset. I will have no choice but to sit back and wait for you to decide when and if you want to buy. Therefore, I require a non-refundable deposit, which is normal in most lease option situations. When you buy, it will be credited toward your purchase. You do intend to buy, don’t you?
Q- Can I have my attorney look over our rent to own agreement?
A – Certainly! However, my attorney won’t change any major points. So, before you do that, I suggest you read over it and bring up any points you need to discuss with me first, then, if you feel it‘s a go, feel free to have your attorney look it over.
